Hardwood Refinishing Process

Wilkerson Floors takes pride in its hardwood floor refinishing services. Our experienced refinish team can only do so much, and it is important to understand what will be required during the sanding and refinishing process to ensure your wood floors end up looking amazing and there are no disruptions throughout the process that may either lengthen the process or damage the new surface created by our team.

Wilkerson Floors will not be responsible for providing labor without compensation if the homeowner, pets, or other persons in the home cause damage to the flooring or coating on the hardwood during the refinishing process. Please read our recommendations to ensure that your refinish is successful below, and feel free to ask a sales representative if you have any questions.

We understand that in some homes, it is hard not to have foot traffic on the surfaces that are being refinished until our team is complete. However, the less foot traffic there is, the less likely there will be any blemishes or imperfections there will be on the finished product

Wood Floor Repair

Depending on several factors, wood floor repairs can be very involved. During your consultation, if repairs were present, the agent from Wilkerson Floors discussed our repair policies and how we charge for repairs. Additionally, the agent pointed out the wood species, the floor’s age, and if there were sourcing issues for material to perform the repair. 

  • The species, age of the wood, the location where it was grown, and how it was sawn all affect the appearance of a flooring repair. Unless the wood was sourced from the home where the repair will be made, an exact match cannot be guaranteed. 
  • As stated above, repairs take time to do correctly, and based on previous experience, our sales team tries to estimate the time needed for repairs as accurately as possible. All repairs are done per man-hour; your estimate is based on this rate and the hours we estimate it will take. If additional time is needed to complete your repair this time will be billed accordingly. These charges will be due at the time of the final invoice.
  • Not every repair is visible during the consultation. In some cases, repairs aren’t visible when the consultation is performed. If repairs surface during refinishing, you will be contacted and notified of the repair. These repairs will be billed per man-hour plus the material needed to complete the repair.

Wood Refinishing

The team at Wilkerson Floors will sand your wood floors down to raw wood and capture most of the dust created with our HEPA vacuums. Sanding will remove the old protective layer and previously applied stains or dyes. Sanding will lighten or remove indentations in the surface of the wood and will also remove or lighten stains caused by age, damage, or pets. If your floor is to be stained, after selection, the color will be applied and will be allowed to dry. On both stained and natural floors the next step is to apply a water-based sanding sealer engineered specifically to seal the wood grain while enhancing the beauty of your wood floors. After the sealer coat is dry, our experts will apply two coats of water-based polyurethane.

  • If stain is used, the samples will be applied to your floors during the sanding process. Final color selection will be performed with the refinishing experts assigned to your project. 
  • We make no promise that the refinishing process will leave your property completely free of dust.
  • During the consultation, scratches and dents were discussed, and I fully understand that deep scratches and gouges may not come out all the way.
  • From my discussion with the Wilkerson Floors team member, I understand fully that there is no guarantee that any stain or blemish may not completely sand out.
  • Most of our products are water-based. We will need access to water for clean up.
  • Climate control ensures that all our products can dry and cure correctly to allow for the peak performance of your new floor. (AC/Heat needs to be turned on).
  • 220 V power is necessary to run several pieces of our sanding equipment. In most instances, this is as simple as plugging into the dryer or range plug.

Traffic & Furniture Guidelines

Sealer Coat – Can be walked on 3 hours after application, sock-covered feet only.

Urethane Coat – Can be walked on 5 hours after application, sock-covered feet only.

After Final Coat – Can be walked on 5 hours after application, sock-covered feet only. 48 hours for normal foot traffic.

Area Rug – Area rugs should not be placed on newly refinished hardwood floors for at least two weeks. The polymers in the polyurethane and the plastics used on the underside of many rugs can make a permanent bond that will not be released if rugs are placed prior to fully setting.

Furniture

It is our recommendation that felt sliders be used on all furniture to avoid damaging your wood flooring. This is especially important for any furniture that will be moved, like chairs, sofas, etc.

Chairs With Rollers

Any office chair or chair with rollers instead of feet should only be placed on protective mats and never directly on your wood floors.

Pets

We all love our pets, but while our staff is on-site (and while stain, sealer, and protective coats are drying), all pets should be kept out of the working area and, in some cases, may need to be contained to certain areas of the home. Of course, a pet walking on the floor can cause damage. Pet dander and hair in the air surrounding the work area can also be problematic. If hair lands on a protective coat of your hardwood floors, it can become trapped permanently. Wilkerson Floors will not be held responsible for pet hair that may encroach on the working environment.

Entryways

These high-traffic areas get used frequently and are also where outdoor debris is introduced to your home. Using walk-off mats in these areas will not only protect this high-usage area of your floor but will help keep dirt, rocks, and general debris from spreading through the home.

Cleaning Your Newly Refinished Wood Floors

Refinished hardwood floors should never be wet mopped or cleaned using Swiffer or similar spray cleaners. Low moisture cleaners and microfiber dusters/mops are suggested. Wilkerson Floors does offer Pallman Wood Floor Cleaner and Cleaning kits upon request.

Do not mop or clean your newly refinished floors for 7 days. This will allow the finish to cure completely. If spills occur, simply use a moist cloth to spot clean as needed.
